“You must know what the Fair Housing Laws are that apply in the geographic area where the property is located and where you are conducting your business.”

The Federal Fair Housing Act and the New York State Human Rights Law set forth various “protected classes” that are covered throughout the country and the state, but in different localities within New York State, such as New York City, Nassau County, and Suffolk County, the protected classes vary and you must be aware of these differences. Your “Checklist” of tasks you do on every transaction should contain an item that requires you to check the Fair Housing Laws in the geographic area where the property is located.
